Press release: Wellington Management launches Global Property Fund

The new fund focuses on tenant demand in its search for listed property companies with consistent or improving free cash flow and the potential to grow dividends.

London, UK, 4 June 2020 — Wellington Management has launched the Wellington Global Property Fund. The global property equity fund focuses on the manager’s best ideas in listed property stocks, real estate investment trusts (REITs) and real estate-related companies. The Fund focuses on using a tenant-driven research investment process. The aim is to look for companies with consistent or improving free-cash-flow generation and the potential to grow dividends. Proven management teams and real growth assets with stable capital structures are also key to the manager’s decision-making process. Roy Smale, Head of Wellington’s EMEA Client Group, commented: “We are pleased to launch the Wellington Global Property Fund. We believe the approach may offer investors a level of diversification from general equities and bonds, and could provide a yield with consistent growth. Bradford has been investing in global property for over 18 years and draws on the wider investment expertise here at Wellington.”   The Fund also takes ESG factors into consideration when looking for opportunities to include in the portfolio. However, they will not necessarily result in the exclusion of a security from the investment universe. Bradford Stoesser, Portfolio Manager for the Fund, commented: “Real estate is an area of the market where we believe sustainability is very important. The primary way that this plays out in our interactions with companies is that we ask a lot of questions that go beyond traditional financial performance and get to the mindset of management and how decisions are made. “Management quality is an important part of our process, and we might encourage company management teams to improve governance policies if we see practices that could get in the way of our investment.”   Domiciled in Ireland, the UCITS Fund’s S share class comes with a management fee of 60 basis points.
